Buying a Home / Second Home

Buy your next home with an agent in your corner.

A pre-approval that actually holds up, the right lender for your situation, and someone keeping the deal on track all the way to closing day.

A move-up home, a second home, or an investment property is one of the biggest cheques most people ever write, and the bank on the corner only sells you its own shelf. As a mortgage agent I shop a wide network of lenders, find the one that fits how you earn and what you're buying, and handle the moving parts so you can focus on finding the place.

01

A pre-approval you can actually stand on

A lot of buyers walk into an offer with a number they got from a quick online form, then find out at the worst possible moment that it doesn't hold. I do it the other way around: we look at your income, your credit, and your down payment properly, so the pre-approval you carry into a showing is one a lender will honour.

That means you can make an offer with confidence, and sellers take you seriously, because your financing isn't a question mark.

02

The right lender, not just a familiar one

Self-employed, new to Canada, commission income, a rental in the mix — the situations that make a bank say no are often the ones I place easily, because I know which lenders actually want them. You get options matched to your real life, explained in plain English.

03

One point of contact through to closing

Once your offer is accepted, the clock starts. I keep the lender, the paperwork, and the deadlines moving so nothing slips, and you always know exactly what's next. No chasing, no surprises the week before you close.

Common questions

How much do I need for a down payment?

It depends on the price of the home and your situation, and the minimum is lower than most people expect. The best move is a quick call so we can look at your numbers and map out a realistic target together.

Should I get pre-approved before I start looking?

Yes. A proper pre-approval tells you what you can comfortably offer, keeps you from falling for a home outside your range, and makes your offer stronger when you find the one. It's the first thing I set up for buyers.
